PANE Shenzhen Bay New Concept Store makes a strong case for visible use. The 140-square-metre retail interior has a black metal cornice at the storefront and uses brass extensively inside. The brand welcomes traces of use as part of the material story.

The useful lesson is not simply “use brass.” Decide whether change is part of the brief. A high-contact surface may benefit from a legible patina, but the specification still needs boundaries for cleaning, acceptable variation and adjacent materials.

Stadtforum in Dresden takes the opposite route: bronze-brown-coated aluminum pilaster strips form a controlled metallic facade above limestone. The two projects show that “ageing well” can mean recording use or protecting a consistent visual field through planned maintenance.

02 / Reversible layers

Adaptation becomes easier when the new work is allowed to remain legible

Hotel Nobis Palma adapts the historic Can Oliver palace to a contemporary five-star hotel without asking the old building to become something else. The project uses dry, reversible construction systems and inserts compact steel-and-glass bathroom volumes into the existing rooms. New interventions are executed in black steel, making the difference between historic fabric and contemporary support visible rather than disguising it.

That is a useful position for hospitality refurbishment. A reversible detail can be precise and durable while giving the owner a route for future upgrades. It needs independent support, accessible connections and enough tolerance for an irregular existing building.

Koenji Office Building makes the principle structural. Its steel window frames and staircase can be removed, leaving the concrete framework available for future use. The result is a place of beginnings rather than a fixed object.

03 / Modular envelopes

Replacement can become part of the facade language

MOM House turns a modular system into the architecture itself. The lightweight residence is organised around eight steel grid modules, with one irregular bay that accommodates rainwater drainage and a possible future extension. Prefabricated matte-finished aluminum panels continue the grid into the envelope. Their understated reflectivity changes with vegetation and daylight, but the larger idea is practical: a panel can be fabricated, installed and eventually replaced within a known system.

WPP Headquarters MIZAL works at a much larger scale. Its 52,000-square-metre campus uses continuous closed-cavity facades with horizontal bands, full-height glazing and narrow ventilation elements. The system is described as improving thermal and acoustic performance while reducing cleaning. Serviceability can therefore be part of a high-design facade.

For developers, modularity is useful only when documented: panel schedules, access strategy, compatible finishes and a removal sequence protect the design when the building enters its next phase.

Mercado Central transforms five historic buildings in downtown Rio into a destination for food, art and urban life. Masonry, roof structures, old frames and visible traces of occupation remain, while steel, concrete, industrial coatings and exposed services form a contemporary layer.

At Bocado, a curved stainless steel counter sits between kitchen, bar and dining. It is both visual identity and working infrastructure, receiving contact, heat, cleaning and service activity. Its quality is therefore measured through radius, surface continuity, edge detail, support and cleanability, not the material name alone.

The project keeps large spans, courtyards and covered areas flexible. Metal earns its place when it provides a durable edge, counter, screen or service zone that lets the wider framework remain open.

Architectural Metal Perspective

From our architectural metalwork perspective, these projects point to a practical distinction: visual ageing and uncontrolled deterioration are not the same thing.

  • Choose the finish by environment: brass or bronze can be appropriate when a project accepts a changing surface, but the brief should identify high-touch areas, humidity, cleaning products and the intended range of variation. A more stable decorative stainless steel finish may be the better judgement where consistency matters.
  • Set the panel and joint logic early: a screen, ceiling panel or cladding system needs a repeatable module, consistent face direction, return edges, shadow gaps and an adjustable support strategy. If these decisions are postponed, the visible surface often inherits the tolerances of unrelated trades.
  • Make adaptive reuse reversible: survey the existing wall and ceiling conditions, keep new loads on an independent subframe where possible, and use accessible mechanical fixings. Fire, acoustic, accessibility and MEP interfaces still need full coordination; “reversible” does not mean “unresolved.”
  • Engineer outdoor metal for movement and water: facade panels and screens need allowance for thermal movement, drainage, dissimilar-metal isolation, wind exposure and cleaning access. A sample panel should confirm colour, texture, edge treatment and joint shadow before a large batch is released.
  • Treat fabrication quality as part of the guest experience: on a curved stainless counter or a feature ceiling, weld continuity, polishing direction, flatness, seam placement and glare control are visible design decisions. The shop drawing should show how the surface will be supported, accessed and replaced, not only how it will look in elevation.
